Stonemont secures full-building lease at Tampa industrial complex

Stonemont, an Atlanta-based private real estate investment firm specializing in industrial development, acquisitions and net lease investments, has signed a full-building, 100,698-square-foot lease at TIA Executive Center in Tampa, Florida. Stonemont completed construction on the project in October 2025 in partnership with PCCP.

Located at 6111 Johns Rd., TIA Executive Center features a 32-foot clear height and one spec office suite. The facility sits just two miles from the Tampa International Airport and 10 miles from the Tampa Central Business District, as well as major thoroughfares I-275 and I-4.

Stonemont’s team of Vice President David Kaplan, Development Manager Kyle Massie and Associate Winston Fox led the deal from the owner’s side and were represented by the JLL Executive Managing Director John Dunphy and Senior Managing Director Pete Cecora.

“The successful lease-up of TIA Executive Center less than a year after completion speaks to the continued strength of Tampa’s industrial market and the value tenants place on well-located, high-quality facilities,” said Kaplan. “With immediate access to the airport and major interstate corridors in one of the region’s most active logistics hubs, this complex offers the connectivity and functionality today’s occupiers need. We remain committed to delivering high-quality industrial opportunities throughout Florida's key growth markets."

According to a Q1 2026 report from JLL, Tampa’s industrial market continues to show strong tenant interest with its third consecutive quarter of net absorption exceeding 175,000 square feet. As vacancy rate remained stable at 8.7% and only 272,000 square feet of new space delivered, market fundamentals point to healthier balance between tenant demand and new development activity.

Stonemont currently owns over 4.4 million square feet of development in markets spanning across Florida. The firm recently purchased the 229,989-square-foot Sand Lake Commerce Center in Orlando and completed construction on 429 Business Center, a 259,255-square-foot industrial complex in Ocoee.
