Realterm acquires secure, strategically located IOS facility in Laredo, Texas

Realterm, an independent global investment manager focused on the transportation industry, has announced the acquisition of 14610 Mines Road, an industrial outdoor storage (IOS) facility in Laredo, TX, the leading United States gateway for cross-border trade with Mexico.

The 40-acre, fully secured site has two points of ingress and egress and features 25.3 concrete-paved acres that include a 22,250-square-foot check-in station, a 6,800-square-foot office and a 3,000-square-foot wash bay. This paved portion is currently leased to Heartland Express, a leading North American truckload carrier specializing in dry van and temperature-controlled transportation services.

The remaining acreage is unencumbered and offers optionality to lease for overflow trailer parking or to develop a maintenance facility or truck terminal.

“Laredo is one of the most important freight gateways in the world, and we have continued strengthening our presence there,” said Ed Brickley, Managing Director, Senior Fund Manager at Realterm. “This acquisition reflects our conviction that assets serving high-volume cross-border trade corridors will continue to perform because of their critical attributes.”

The property has immediate access to Mines Rd, providing seamless connections to the World Trade Bridge, and is proximal to US-59 and I-35; all routes serving crucial border access points and the broader Laredo market. As reported by the Texas Comptroller of Public Accounts in Q4 2025, Port Laredo ranks first in the U.S. for total trade, with more than $339.5 billion in commodities passing through the South Texas port of entry, cementing Laredo's position as the leading gateway for U.S.-Mexico cross-border freight.

“This site is exceptionally well-positioned giving its unmatched connectivity to the U.S.-Mexico border and the broader market,” said Brennan Cascarano, Investments at Realterm. “The in-place improvements represent exactly the kind of functional, operator-ready infrastructure that tenants in this market demand. Combined with meaningful acreage still available for development, the asset has a strong foundation and real room to grow.”
