Core Industrial Realty completes multiple transactions in Q3 - including 160,000 SF industrial lease

Oak Brook, IL based Core Industrial Realty has recently completed several transactions in Q3 2025.

Long-Term Lease of 160,000 SF in O’Hare Submarket

In one of the largest new lease transactions in the O’Hare Submarket, Core Industrial Realty brokers Ryan Mullins and Frank Damato represented the tenant, Tolead Logistics USA, Inc. in their long-term lease of 160,000 SF at 640 N. Central Avenue, Wood Dale, Illinois. Tolead USA is a technology-based logistics firm providing service for fashion, electronics and e-commerce logistics solutions.

The 640 N. Central Avenue building features 32’ clear ceilings, 38 exterior docks and 2 drive-in doors. Ownership was represented by CBRE’s Kevin Segerson and Genna Ohrn.

Additional Transactions Completed by Core Industrial Realty:

• Core Industrial Realty brokers Nick Krejci and Matthew Lee represented Altex Transportation in their sublet of 40,338 SF at 2680 W. Lake Street in Melrose Park, IL to BLK Out Logistics, also a client of Core Industrial Realty. The Lake Street property features 22’ clear ceilings, 7 exterior loading docks and 6 dedicated trailer positions.

• Nick Krejci and Noel Liston represented ownership in their long-term lease of a 29,000 SF building at 450 Windy Point Drive in Glendale Heights, Illinois. The tenant was represented by CBRE’s John Hamilton.

• Core brokers Matthew Lee and Nick Krejci represented the seller of a 22,000 SF building in Crestwood, Illinois. The 4707 W. 138th Street property features 30’ clear ceiling height, 2 exterior docks, 4 drive-in doors, 3,600 SF office and 3,000 SF of showroom space.

• In a land sale completed in the third quarter, Noel S. Liston represented the owner, a private trust, in the sale of 30 acres of land in Huntley, Illinois. The land was adjacent to a larger sale Liston completed last year comprising some 60 acres of undeveloped land near I-90 and Route 47 in Huntley. The purchaser of the 30 acres was a non-profit entity that will keep the property as undeveloped land.
