CenterPoint Properties continues Atlanta expansion with Class A asset

National industrial investment, development, and management firm CenterPoint Properties has completed its fifth acquisition in Atlanta, investing in a 265,775-square-foot facility in the infill Airport South submarket. The fully leased, rear-load warehouse at 5490 GA-42, Ellenwood, GA, dubbed the Clayton Technology Center, was built in 2024.

“It would be virtually impossible to replicate Clayton’s location, given scarce land and the arduous entitlement process in Airport South,” said Roy Rosenbaum, CenterPoint’s East Region senior vice president of investments. “Our investment thesis in Atlanta has been to invest in Class A facilities with strong credit, top-of-the-line specifications, and unmatched transportation proximity. Clayton Tech checks all those boxes,” Rosenbaum added.

“Clayton Technology Center is a best-in-class facility and within the geographic bullseye for our investment-grade tenant to support its Southeast U.S. operations,” said CenterPoint’s East Region investment officer, Thomas Howard. “It offers them immediate access to Atlanta’s major thoroughfares, including I-675, located a mile away. When you factor in the efficient layout with top-of-the-market finishes, including a 36-foot clear height, 60 dock doors with full dock packages, and ample auto and trailer parking, it is a facility that is hard to replicate in a submarket with limited development opportunities and rising occupancy,” Howard finished.

CenterPoint has acquired five Class A distribution facilities and invested more than $200 million since entering the Atlanta market in Q2 2025. Last month, the firm acquired a 250,874-square-foot, Class A warehouse at 934 Peeples Valley Rd. in Cartersville, GA, in the first of two consecutive transactions with Transwestern.

CenterPoint’s East Region portfolio has grown to 102 assets, totaling more than 23.5 million square feet in New York/New Jersey, Lehigh Valley, PA, Charleston, SC, Savannah, GA, Atlanta, and South Florida.
