Seefried Industrial Properties; Clarion Partners acquire 15 acres for industrial development in Salt Lake City

Seefried Industrial Properties, in partnership with Clarion Partners, has acquired a ±15-acre infill site at 4950 West 1100 South in Salt Lake City, Utah, for the development of a two-building speculative project totaling 264,880 square feet.

The project will feature two Class A industrial buildings, each measuring 132,440 square feet, designed to serve logistics, distribution, and light manufacturing users seeking modern space within Salt Lake City’s established west-side industrial corridor. The development will include 52 dock-high doors (including 12 grade-level doors), 268 parking spaces, and approximately 79,465 square feet of office space across both buildings. The project is being developed with plans to pursue LEED certification.

Strategically located along 1100 South, the site offers direct access to Interstate 80 and Interstate 215, providing regional connectivity throughout the Salt Lake Valley and efficient access to Salt Lake City International Airport, one of the Intermountain West’s primary air cargo hubs.

The acquisition marks the first collaboration between Seefried and Clarion in the Salt Lake City market and reflects a shared focus on well-located industrial development in infill logistics corridors with strong transportation access.

“We are pleased to continue expanding our presence in the Salt Lake City industrial market through this development with a long-term national partner of ours, Seefried” said Clarion Managing Director Payson MacWilliam. “We believe the buildings are well suited both from a location and design perspective to meet tenant needs to support the region’s long-term economic growth.”

Construction is scheduled to commence this summer.

AE Urbia Architects will serve as the Architect of Record, and Dominion Engineering, Inc. as the Civil Engineer. Marketing and leasing efforts are being led by Tom Freeman, Jeremy Jensen, Travis Healey and Rob Parise of Colliers.
