Resource Realty of Northern New Jersey (RRNNJ) Principal Greg Sabato has completed a new industrial lease totaling 52,606 square feet on behalf of an unnamed tenant at 1155 Bloomfield Ave. in Clifton. The transaction reflects the continued strength of and demand for well-located, functional space that supports diverse business operations.
“Passaic County continues to provide the industrial solutions our clients need, with properties that offer a balance of accessibility, functionality and value,” said Sabato, who represented the tenant. “The local submarket is a magnet because it delivers the right space for a wide range of businesses.”

Situated one block off Route 3, a major thoroughfare connecting to New York City, the one-acre property offers ample space for an additional vehicle lot, trailers or outside storage. The single-story building includes more than 12,000 square feet of customizable office, showroom and clean-tech areas; a 10,000-square-foot warehouse with 24-foot ceilings; up to five loading docks; and a fully air-conditioned warehouse designed for modern industrial use.
“An excellent solution for the tenant, the space offers the flexibility and infrastructure needed to support their operations now and well into the future,” said Sabato.
This latest deal adds to RRNNJ’s active pipeline in the regional industrial market. Adaptable space, a strong infrastructure and tenant-friendly amenities are a springboard for diverse warehouse and logistics uses, from start-ups to well-established companies, according to the firm’s brokerage professionals.
