Realterm, an independent global investment manager focused on the transportation industry, announced the acquisition of 1096 S. Interstate 45 Service Road in Hutchins, Texas, a functional fleet maintenance and industrial outdoor storage (IOS) facility in the Dallas-Fort Worth metropolitan area.
“This Hutchins property delivers the physical attributes that fleet operators need most: significant yard depth, a high bay count, and a fully paved and secured environment,” said Ed Brickley, Managing Director, Senior Fund Manager at Realterm. “The ability to accommodate one large user or split the site for two tenants gives us meaningful flexibility as we work to serve the South Dallas market.”

Situated on approximately 24 acres, the facility comprises three industrial buildings including a 24,200-square-foot maintenance facility; a 12,000-square-foot grade-level warehouse and maintenance facility; and a 7,600-square-foot office building. In total, the buildings feature 23 drive-in doors, nine drive-through maintenance bays, and one wash bay, and the property offers expansive parking. The yard is fully concrete paved, secured, fenced and lit. The site can accommodate one large user or be configured for two separate tenants. The property is situated in South Dallas with direct frontage on I-45, providing strong visibility and efficient highway access to the broader DFW market.
