Realterm acquires strategic cross-dock facility in prime Eindhoven, Netherlands logistics market

Realterm, an independent global investment manager focused on the transportation industry, today announced the acquisition of a highly functional cross-dock facility with a separate maintenance shop located in Eersel, Netherlands. The property, situated at Meerheide 15, encompasses 6,381 square meters on a 37,457-square-meter site in the sought-after Eindhoven logistics market.

The 4,287-square-meter cross-dock facility features 40 dock-level doors and six truck-sized level access doors. The property's wider-than-standard 48-meter cross-dock configuration offers enhanced operational flexibility and is complemented by a dedicated 1,328-square-meter maintenance shop with eight drive-in level access doors.

"This marks Realterm's first truck terminal acquisition in the Netherlands. Eindhoven is a critical hub within the Benelux freight network and there is minimal available space for lease within the submarket,” said Marieke de Jong, Head of Investments Benelux at Realterm. “This strategic investment is a continuation of Realterm’s dedication to strengthening our position across key European logistics corridors."

The property is strategically located in Eindhoven's core logistics market, within one kilometer of the A67 highway, providing excellent connectivity between Eindhoven and Antwerp. It also benefits from its position between the ports of Rotterdam and Antwerp and the Rhine/Ruhr area in Germany. Eindhoven is home to numerous major global technical companies making it one of Europe's leading innovative technology regions.

"Dutch market fundamentals remain positive, as freight transport levels stay high and the outlook for the occupier market continues to show signs of stabilization," said Balazs Lados, Managing Director and Fund Manager at Realterm. "We expect that the strong freight volumes, in combination with limited new development, due to land scarcity and infrastructure constraints, will drive demand for a large variety of both national and international transportation companies for this facility."
