Realterm, an independent global investment manager focused on the transportation industry, announced today the acquisition of two industrial properties in Scranton's Stauffer Industrial Park in Northeast Pennsylvania. The 102,220-square-foot property is fully leased to ID Logistics.
The first property, 26 Stauffer Industrial Park, sits on 23.7 acres and includes a 61,922-square-foot terminal warehouse, 4,298 square feet of office, 84 dock doors and two access points. Located one mile away, 3 Stauffer Industrial Park spans 19.3 acres and features a 20,543-square-foot maintenance facility, 15,457 square feet of office space and three access points.

“This is a rare opportunity to acquire an institutional-quality truck terminal of scale in a supply-constrained market,” said Arnie Capute, Vice President, Investments, East Region, Realterm. “Featuring an 84-door terminal and dedicated maintenance facility, the property is ideally positioned for transportation users looking to service the greater Northeast.” Located less than 10 minutes from Interstate 81, the properties benefit from superior regional connectivity via I-81, I-80, and I-476, positioning Scranton as an efficient distribution hub between major metropolitan areas including New York City, Philadelphia, Baltimore, Washington D.C. and Boston. The location provides access to more than 95 million people within a one-day drive.
“This acquisition capitalizes on the growing demand for industrial outdoor storage facilities across the United States, driven by expanding logistics networks and increasing freight volumes,” said Stephen Panos, Managing Director and Senior Fund Manager, Realterm. “The established tenant relationships, strategic I-81 corridor positioning, and fully stabilized cash flows provide strong fundamentals for long-term value creation in this essential infrastructure sector.”
