NAI DiLeo-Bram & Co. arranges $4.7 million sale of industrial facility in Somerset, NJ

NAI DiLeo-Bram & Co. (NAIDB) has arranged the sale of an industrial property located at 85 Commerce Dr. in Somerset, NJ. The transaction was spearheaded by NAIDB Vice Presidents Kyle Gerace and Chris Chiusolo, along with Associate Sweemit Goswami, on behalf of the buyer, Approved Fire Protection. The seller was PepsiCo, Inc. / Frito Lay.

The 20,269 square-foot industrial facility features 19-foot clear ceilings and loading capacity suited for regional distribution and service. It sits on a three-acre lot off U.S. Route 27 and has ample parking.

“Representing the buyer in this transaction, the NAIDB team successfully navigated Approved Fire Protection’s specific requirements,” said Gerace. “As a result, we were able to secure a property that offers unparalleled access to key regional arteries, including I-287, the New Jersey Turnpike, I-78 and the Goethals Bridge. This level of connectivity provides the supportive infrastructure critical to a multi-generational family business that is continuing to grow its 90-year legacy of regional service.”

The property is located within two miles of I-287 and US Route 1, offering critical access to the numerous commercial corridors across Middlesex, Morris and Somerset counties.

The location also provides connectivity to South Jersey and Eastern Pennsylvania, which are primary markets for Approved Fire Protection. The company operates throughout the Garden State, along the Delaware River and serves a broader regional footprint that includes New York, Connecticut, Pennsylvania, and extends as far west as Pittsburgh.
