Nov 30, 2023

Lincoln Property Company Southeast (Lincoln) has secured a new lease at Airport West 500, a 218,370-square-foot distribution center in Atlanta. This deal brings the property to 60% leased. Lincoln Senior Vice President Denton Shamburger, Vice President Turner Fortin and Leasing Associate Colin Beecham oversee leasing for the property.

Dachser USA Air & Sea Logistics Inc. signed a 130,805-square-foot lease at the warehouse, which is located at 3625 Naturally Fresh Boulevard about five miles from Hartsfield-Jackson International Airport. Dascher is a package and freight delivery company based in Atlanta offering air and sea freight, warehousing and foreign trade and customs services.

“As the I-85 South submarket continues to perform as one of the top locations for industrial growth within the region, we are happy to play a role in bringing more top-tier businesses to the area,” said Lincoln’s Fortin. “Airport West 500 exemplifies the best-in-class features for industrial product in the market, all while being surrounded by several Fortune 500 Neighbors. Our team is proud of the success we have seen within the first year of leasing this building, and we are confident that this momentum will continue as we introduce more prospective tenants to the property and remaining space.”

Airport West 500 delivered in Q1 of this year, offering a range of lease sizes in a convenient location close to the airport and just a mile from both I-85 and I-285. The warehouse offers 32’ clear heights, 42 dock-high and 2 drive-in doors, around 140 auto parking stalls and 35 trailer parking stalls. In the remaining 87,000 square feet at the building, Lincoln is delivering make-ready space featuring a 2,700 square foot office suite, lights in the speedbay and levelers onsite and ready to install.

According to a report from Lincoln, the Airport/I-85 South industrial submarket had the lowest vacancy rate in Q2 of this year out of all of the submarkets in Atlanta, with a rate of 4.6%. Airport/I-85 South also saw positive absorption of 235,435 and currently has 4,838,553 square feet of industrial development under construction.
