Lincoln Property Company (“Lincoln”) today announced the completion of a 71,350-square-foot lease with Fairbanks Morse Defense at 315 Green Street in Wrentham, MA. Lincoln developed the high-bay warehouse in partnership with Stockbridge, a private equity real estate investment management firm.
Fairbanks Morse Defense (“FMD”), a leading provider of mission-critical equipment for naval defense customers, will occupy the space as part of a strategic consolidation of its operations. The new facility will allow FMD to bring its warehousing, manufacturing, repair, and testing functions under one roof, improving efficiency and supporting continued growth across the Northeast.

“This long-term lease with Fairbanks Morse Defense is another clear example of the ongoing flight to quality in today’s market, with tenants gravitating toward new construction with premier access,” said James Tambone, Senior Vice President at Lincoln. “The space allows FMD to consolidate key operations while creating room to scale as the company continues to grow.”
The Class-A facility offers 32-foot clear heights, 3,000 amps of power, and a location less than one mile from I-495 and close to FMD’s existing Walpole operations. These features were key factors in the tenant’s decision. Occupancy is anticipated in Q4 2026.
FMD was represented by Kelly Sullivan and Rachel Igoe of Cushman & Wakefield. Lincoln represented ownership in the transaction, with Ellison Patten and James Tambone leading leasing efforts on behalf of Stockbridge. Approximately 105,450 square feet remains available, including 2,500-square-foot spec office space, along with 24 tailboard docks and 29 trailer parking spaces.
