Hanover, Northwestern Mutual complete 509K SF industrial project in Frederick, MD

Hanover Company and its institutional partner Northwestern Mutual are pleased to announce the completion of Frederick Airport Park, a two-building light industrial development serving the continued demand for modern, light industrial space within the Washington, D.C. corridor.

The Class A development sits on 37 acres located directly off I-70 in Frederick, Maryland and located adjacent to the Frederick Municipal Airport. Frederick Airport Park is well positioned roughly 40 miles from both Washington, D.C. and Baltimore with great regional connectivity via I-70, I-270 and I-81.

Located at 1620 and 1640 Bowmans Farm Road in the City of Frederick, the project consists of two 36’ clear light industrial buildings totaling 509,365 square feet. The project is designed to service traditional distribution and light industrial users with the flexibility to accommodate the light manufacturing and / or biotech (GMP) users common in the I-270 corridor.

“We are excited to see this project come to fruition,” said Dan Gordon, Regional Development Partner, NE Industrial for Hanover. “The ideal location makes this a top-tier industrial property to serve both regional and national distribution users. In a market where developable industrial land remains scarce, delivering high-quality, Class A product in the Frederick submarket represents a meaningful opportunity.”

Hanover selected MGMA as the architect, Harris Smariga as the civil engineer and Conewago as the general contractor on the project. Construction on both of Frederick Airport Park’s buildings completed in January of 2026.

“Frederick Airport Park represents exactly the type of high-quality industrial product we are focused on delivering,” said David Hudson, President of Hanover Industrial. “From site selection through construction, our team remained disciplined in executing a design that offers flexibility, functionality, and long-term value for tenants.”

Cushman & Wakefield are marketing the project to potential tenants.
