Stonemont Financial Group, an Atlanta-based private real estate investment firm specializing in industrial development, acquisitions and net lease investments, today announced it closed on a fully leased, 224,060-square-foot industrial service facility (ISF) in Dallas, Texas.
Situated on 24.8 acres at 3912-4012 W Illinois Ave., the site offers direct access to Hwy Loop 12 and I-35E, two major thoroughfares serving the Dallas-Fort Worth metro area. The site is uniquely positioned in the market as a sizeable heavy equipment and fabrication facility with over 9 acres of fully improved and stabilized outdoor storage area in a hyper infill location with great highway connectivity.

“This acquisition reflects our ongoing commitment to expanding Stonemont’s ISF footprint in high-demand markets nationwide, as the need for these properties remains strong,” said Ryan Meehan, Senior Vice President at Stonemont. “Dallas continues to lead the nation in industrial activity, reinforcing our confidence in the supply-constrained region. We’re looking forward to strengthening our presence in Texas and identifying new opportunities for strategic growth, as ISF will continue to play a critical role in supporting the needs of the U.S. industrial network.”
Stonemont continues to build a commanding presence in the ISF space, with over 100 assets owned across the country and a growing footprint in Texas. Last month, Stonemont announced the acquisition of 615 N 6th St., an industrial service facility in La Porte, Texas. The property sits on 5.81 acres with 61,000 square feet of office, maintenance and manufacturing space, as well as rare crane and heavy power infrastructure. As the demand for ISF continues to grow, Stonemont’s experience and expertise position it as a leader in shaping the future of this asset class.
