Realterm expands European portfolio with acquisition of IOS facility in Waalwijk, Netherlands

Realterm, an independent global investment manager focused on the transportation industry, today announced the acquisition of Schutweg 1, an industrial outdoor storage (IOS) facility with 700 square meters of built area on a 10,800-square-meter site in Waalwijk, Netherlands. The property is fully leased to Arriva, a leading European transport partner operating in 10 countries across the United Kingdom and Europe.

Waalwijk’s allure stems from its location in the center of the Netherlands, making it a significant transportation node between the North and South of the country, while also presenting easy access to major European markets. Accentuated by an inland barge terminal and excellent accessibility to the A59 highway, Schutweg 1 is capable of providing seamless transportation via land and sea with major seaports in Rotterdam and Antwerp within an hour drive.

“Located in the intersection of three major pan-European transport corridors, Schutweg 1 is at the center of one of the most important logistics regions in the Netherlands,” said Balazs Lados, Managing Director and Fund Manager at Realterm. “With prominent seaports, inland ports, intermodal hubs, international airports and densely populated consumption centers within short driving distance, Realterm is confident in the long-term value of this IOS secure storage facility.”

The property contains two egress points, allowing for efficient circulation and access to the site, as well as high-quality outdoor space, which is fully fenced and possesses sufficient lighting. In addition, the facility includes a two-story, 390-square-meter office and a maintenance shop with a washing facility on site.
