Cushman & Wakefield announced the firm has advised the sale of a newly built 753,069-square-foot Class A industrial building (Building D) on ±40.94 acres in Frederickson, Washington. Built in 2024, the freestanding multi-tenant building is located at 6921 192nd Street East and is part of the FRED310 project, a premier new warehouse and distribution development located on 310-acres in the Greater Seattle area. Building D is 100% leased to two tenants.
Jeff Chiate, Bryce Aberg, Jeffrey Cole, Charlie Jacobs, and Matthew Leupold of Cushman & Wakefield's National Industrial Advisory Group—West represented the seller in the transaction. Scott Alan, SIOR and Patrick Mullin with Cushman & Wakefield provided market advisory, and lead marketing efforts for the project.
FRED310 is strategically located at Canyon Rd E and E 176th St. Currently, four buildings (C, D, E, G) totaling 3,266,390 SF have been completed in Phase 1 of the development, most of which space has already been leased up. The industrial park is expected to expand to as much as 4 million square feet once all six buildings are completed.

“FRED310 is the marquee new industrial development in the Pacific Northwest. As one of the largest sized ‘core’ single-building industrial sales on the West Coast this year (according to our tracking), Building D reflects a strong investment asset of a prominent, state-of-the-art building providing stable income from two robust tenants. The buildings comprising FRED310 all offer exceptional modernization and functionality, catering to the specialized needs of today’s distribution and manufacturing users. The project offers ample dock high and grade loading, 36’ – 40’ clear heights, abundant auto/trailer parking, and large modern truck courts,” said Bryce Aberg, Vice Chair.
“The project has continued to fill occupancy with large, high-quality companies. We remain excited by the continued significant leasing activity and high-caliber brands we’ve attracted to the project, which also adds great value to the property,” added Jeff Chiate, Executive Vice Chair.
FRED310 sits conveniently within 30 minutes of the Port of Tacoma and proximate to multiple freeways, including Interstate 5, offering convenient logistical service throughout the Greater Seattle region and the West Coast and Mid-West regions. FRED310 also provides several economic and tax incentives for its occupants.
