Avison Young facilitates multi-parcel land sale near Northeast Georgia Inland Port for two new industrial buildings

Avison Young, a global real estate advisory firm, has arranged the sale of ±66.75 acres of land near the new Northeast Georgia Inland Port on behalf of the buyer, Alliance Industrial Company, for the development of two speculative industrial buildings totaling 540,408-square-feet (SF). Building 100 will be 113,536 SF and Building 200 will be 426,872 SF. The park will be named Alliance 985 Business Park.

Avison Young’s Chris Hoag, CCIM; Jason Holland, CCIM; and Andrew Joyner, CCIM arranged the transaction on behalf of Alliance and have been tapped to handle leasing. One of the four parcels of land was represented by Stephen Lovett and Zach Tibbs of Norton Commercial.

Alliance will break ground on the project in Q1 2025 and is slated to deliver in early 2026. Alliance 985 Business Park is designed to meet the increasing demand for industrial space, featuring clear heights of 32 and 40 feet, and ample auto and trailer parking. With immediate access to I-985 and within 15 miles of I-85, the park offers excellent connectivity to local, regional, and national distribution channels. Tenants will benefit from proximity to key logistics hubs such as UPS and FedEx, while the Northeast Georgia Inland Port provides a direct link to the Port of Savannah through Norfolk Southern.

“Ideally situated near the new inland port and I-85, this development will attract top-tier logistics and manufacturing users to continue fueling Georgia’s growth as a hub for industrial operators,” said Hoag. “Given Georgia’s industrial development pipeline has cooled significantly since 2022, Alliance is well positioned for strong leasing activity.”
