Alterra IOS, a prominent player in the industrial outdoor storage (IOS) sector that has acquired over 390 sites nationwide, today announced the acquisition of a 5.1-acre IOS site with 30,000 square feet of accompanying warehouse space in the San Diego metro area.
Located at 2660 Cactus Road in Otay Mesa, the property includes designated office space, open canopies, and is fully leased to a national tenant in the building materials sector. Adjacent to the U.S.-Mexico border, it offers convenient access to the region’s key domestic and international ports, highways, and airports, with direct connectivity to I-5, I-8, I-805, Route 905, and Route 11.
Acquisitions like this further Alterra’s commitment to deepening our portfolio in key supply-constrained markets like San Diego,” said Matt McNutt, Vice President of Acquisitions at Alterra IOS. “Opportunities to acquire critical IOS locations are increasingly scarce in the high-demand region, and this fully improved site provides proximity to key transportation networks across the U.S. and Mexico, supporting the tenant’s ability to grow in one of the West Coast’s most flexible industrial hubs.
Mickey Morera of Kidder Mathews facilitated the acquisition for Alterra.
Alterra is the nation’s largest owner of industrial outdoor storage space, having acquired more than 390 properties in 37 states across the U.S. as of Q3 2025. As a vertically integrated investor, developer and operator of IOS, Alterra is uniquely positioned to serve companies in search of national connectivity to store equipment, machinery, vehicle fleets, shipping containers, building materials, retail inventory and more. Alterra’s investment strategy focuses on acquiring prime IOS locations within dense, infill logistics and transportation gateways, ensuring proximity to critical infrastructure and end-users.
