Alterra IOS Acquires 8.4-Acre industrial outdoor storage site in greater Birmingham MSA

Aug 20, 2025

Alterra IOS announced the acquisition of an 8.42 usable-acre site in the Birmingham metro area. The newly acquired site features 10,525 square feet of accompanying warehouse space.

Located at 9018 & 9037 Weaver Avenue NE in Leeds, Ala, the property offers immediate access to I-20 and seamless connectivity to downtown Birmingham and the surrounding region. The site is also near U.S. Highways 78 and 411, and is a short distance from Norfolk Southern rail service and the Birmingham-Shuttlesworth International Airport. The property is fully leased to a global leader in the equipment rental industry.

“Birmingham’s central location in the Southeast with connectivity to four key interstate highways, combined with the scarcity of well-located industrial outdoor storage sites, makes this an exceptional market for investment,” said Liam Loftus, Acquisitions Analyst at Alterra IOS. “This acquisition not only expands our regional footprint but also enables us to serve long-term demand from national users who rely on strategically located and functional, mission-critical sites to support their operations across the U.S.”

With this acquisition, Alterra now owns two properties in the Birmingham metro area and four total across the state of Alabama. This addition reinforces the firm's strategy of targeting low-building coverage sites in high-demand logistics and transportation corridors.

The transaction was facilitated by Jake Bottcher of JH Berry.

Alterra is the nation’s largest owner of industrial outdoor storage space, having acquired more than 390 properties in 37 states across the U.S. as of Q3 2025. As a vertically integrated investor, developer, and operator of IOS, Alterra is uniquely positioned to serve companies in search of national connectivity to store equipment, machinery, vehicle fleets, shipping containers, building materials, retail inventory, and more. Alterra’s investment strategy focuses on acquiring prime IOS locations within dense, infill logistics and transportation gateways, ensuring proximity to critical infrastructure and end-users.
